Commercial buyers care about different things than homeowners do, and price per square foot is only one of them. You need a crew that shows up on the date in the schedule, works around tenants who still have a business to run and hands over WSIB clearance, insurance certificates and product data without being chased. You also need foam that satisfies the Ontario Building Code where it meets fire separations and exposed interior space.
We handle the insulation and the fire protection that goes over it. Our applicators are Carboline certified for structural steel fireproofing, and the company carries Industrial Fireproofing Insured Company coverage. That means one contractor, one schedule and one point of responsibility for foam, thermal barrier coatings and the paperwork your inspector will ask to see, whether the job is a single retail unit or a full warehouse roof deck.

Most commercial spaces can't close for a week, so we plan the spray around your operating hours. Our crews work until 9:00pm Monday to Saturday and from 9:00am to 6:00pm on Sundays. That leaves room for evening or weekend sprays in occupied buildings.
Before we start, we agree on a ventilation plan, a sealed work zone and a re-occupancy time based on the foam manufacturer's instructions. We can draft the tenant notice for you. Air handlers serving the work zone are shut down or isolated so fumes don't travel through the building.
Foam plastic insulation left exposed inside a building needs a thermal barrier under the Ontario Building Code, and Part 3 buildings have stricter fire separation rules than houses. Where drywall isn't practical, we apply an intumescent coating such as DC315 at the thickness its listing requires. We record the wet-mil readings so the inspector sees the numbers.

Closed cell in steel stud or wood walls gives the most R-value in a thin cavity. Open cell is useful on interior demising walls where sound matters more than R-value.

Closed cell on foundation walls controls condensation in storage rooms, parking levels and basement suites. It meets the vapour control requirement at about 2 inches.
