Student Rentals and Multi-Unit Homes in Northdale

The City of Waterloo requires a rental housing licence for most low-rise rental units, and converted houses often need upgrades to separations between units along the way. Noise between bedrooms and floors is the number one tenant complaint. Where units are separated by rated assemblies, exposed foam in storage and mechanical rooms needs a code-compliant coating. We apply thermal barriers and fire coatings in the same visit.

Split-Levels in Beechwood, Lakeshore and Westvale

Homes built from the 1960s to the 1980s in these neighbourhoods are often side-split or back-split designs. The upper level usually sits partly over a garage or crawl space, and those floors run cold all winter. Batts in the cantilevered floor have long since sagged.

We fix these from below by spraying closed cell foam against the subfloor, as described on our between-floor insulation page. Rim joists and an attic top-up usually round out the job.

Newer Homes in Columbia Forest and Vista Hills

Homes built in the last 20 years on Waterloo's west side were built to tighter codes, but they still have soft spots. Bonus rooms over garages, unfinished basements with half-height blankets and attics insulated to the builder minimum are the usual culprits. An attic air seal and top-up is often the best value.
